Steps to Selling Your Home

The crucial first step is to find an experienced agent who comprehends your unique needs. Enlisting my expertise to guide you through the process will save you valuable time, minimize headaches, and ultimately, result in a faster sale at a higher price than attempting to go it alone.

Consider Repairs and Improvements
Your real estate agent will conduct a comprehensive walkthrough of your home and offer recommendations for both minor and major repairs or improvements. Address any known maintenance issues proactively, as they can arise during inspections.
Value-boosting home improvements encompass a wide range, from painting to roof repairs, landscaping to HVAC updates. I'll help you determine which improvements will make the most significant impact on your home's value.
Set the Price Right
Finding the perfect listing price is another critical step in ensuring a swift and profitable sale. I'll work closely with you to consider recently sold neighboring properties, current market prices, and your home's condition and location.
Request a neighborhood sold report and rely on my expertise to determine the ideal listing price.
Prep your home
Decluttering is the name of the game. Begin by organizing and decluttering spaces, removing excess furniture, and tidying up those hidden nooks and crannies. A deep clean will make your home shine, and staging will create a welcoming environment that allows potential buyers to envision their future in your home.
Professional photographs will capture your home's best features and make an unforgettable impression on potential buyers.

Show your home
Be prepared for showings at any time. Keep your home neat, clean, and staged to perfection. Ensure dishes are washed, laundry is put away, and clutter is kept at bay. Regular cleaning and tidying will create an inviting atmosphere for potential buyers.
It's also essential to vacate the premises during showings to make buyers feel comfortable.
Negotiate and Accept Offer
When a buyer expresses interest, they'll present a written offer, outlining the terms, mortgage details, and any contingencies. You can either accept the offer or negotiate for different terms.
My expertise comes into play during negotiations, ensuring your interests are protected.
Sign a Purchase and Sale Agreement
Once we agree on terms, we'll both sign a legally binding Purchase and Sale Agreement, detailing the specifics of the home sale, including contingencies.
It serves as the formal agreement between the seller and the buyer, detailing the specifics of the sale.
Cooperate with Inspections
The buyer will hire an inspector to assess your property thoroughly. They will inspect various aspects, including the roof, foundation, plumbing, electrical systems, HVAC (heating, ventilation, and air conditioning), structural components, appliances, and more.
If any repairs are needed, negotiations may occur. Rest assured, I'll guide you through this process.
Enter Escrow
You'll enter a period of escrow, a transitional phase between selling your home and receiving payment. This stage involves paperwork completion and ensuring all contract components are met. The documentation and paperwork may include title insurance, property disclosures, loan documentation, and other required forms.
Once all documents are signed, funds are disbursed, and the title is transferred, the escrow officer completes the escrow process.
Sign, Pay, and Close!
On the closing day, you and the buyer will meet with agents to sign paperwork and settle fees. You'll hand over keys and property titles, receiving a check for any remaining mortgage balance.
Congratulations - we've successfully sold your home!
“Solomon sold our raw land for us with a 98% return on investment in four years AND we closed in under a month.
My mother and I recently hired Solomon Bill to represent us as our sellers agent. We could not have been happier with the result!
One of the things that impressed us most about Solomon was that he got us the result that we wanted, without sacrificing an ounce of integrity.”
“There are lots of little tricks that an agent can employ to get the result that they want in a sale.
Solomon knows these tricks, but he doesn’t need to employ them; his knowledge, handwork, and downright skill allow him to achieve the results that he wants without playing any of the “games.”
We have a great deal of respect for Solomon as an agent, and can tell that he is also well trusted and respected by the peers in his field (this helps a great deal when working with other agents on a sale.)”
