My process
Non-Exclusive Clause
I don’t hold buyers’ hostage to contracts. If I’m not providing value, you shouldn’t be tied to me. My agreements are non-exclusive because I believe in earning your trust through research, not fine print.
Consultation / Onboarding
- Schedule a consultation to meet locally & discuss your goals. This friendly conversation will help me understand your needs and vision, and give you the opportunity to ask questions.
- We will review my non-exclusive buyers service agreement which you can take home and look over
- I’ll show you real market stats of the last 40 days in the areas you are interested in, so you can be more informed about your options.
- After our Consult you will fill out my “what you are looking for in a home” form & I will be in touch with an email
Touring homes & making it official
Once you decide you want to work with me, we will tour spots & then I will have you sign your buyers agreement.
I will be in communication regularly with you as homes I think you’d like come up, walking you through the history of the home, the home inspections
- All my clients get a complimentary American home warranty

- When you find a home you love, we put in an offer and once under contract I help you through each stage of the buying process

How I Evaluate a Home’s Value



Most people walk into a house and look at the kitchen island. I look at the electrical panel, the permit history, and your future calendar. Buying a home in Bellingham is a high-stakes investment; my job is to be the Devil’s Advocate who ensures that investment is sound.
Mechanical "Pre-Inspections"
I’m not a licensed inspector, but I’ve spent enough time with them to know where the bodies are buried.
While you’re envisioning where the sofa goes, I’m checking the age of the water heater, looking for signs of moisture in the crawlspace, and evaluating the “bones” of the house.
If there are red flags, I point them out immediately—not three weeks into escrow.
The 45-Minute Commute Logic
A “dream home” can quickly become a nightmare if it doesn’t fit your actual life. I help my clients think critically about the geography of their purchase.
- The Math: If a house is 45 minutes from your office, that’s 1.5 hours a day in the car.
- The Reality: Over a year, that’s roughly 1.8 weeks of your life spent commuting.
- The Question: Is that extra bedroom worth nearly two weeks of your life every year? I’ll run the numbers with you to make sure your “forever home” doesn’t feel like a part-time job.
Why I Do This: Because I’d rather lose a sale today than have you regret a purchase five years from now. I’m playing the long game with you. My goal isn’t just to get you to the finish line—it’s to make sure you’re happy once you’re there.
Negotiating an offer
Negotiation comes down to several considerations that I look at. Research of the market, area, inspection and home history.
I consider all this to get my clients the results they want.

Financing strategy
Before you even start looking for a home, you need to know what you’d be pre-approved for through a lender. I will help you understand this process and guide you with suggestions to find your smartest budget and then discover homes that you’ll love that fit your budget and lifestyle.
Don’t just take the first rate! I’ve helped my clients negotiate and explore lenders to get the best. I’ve seen clients drop from 7.6% to 6.9% with the right strategy.

When you decide on a house and you are under contract to buy, you can expect me to walk you through and prepare you for these key milestones:
