What’s Really Happening in the Winter Real Estate Market?

I’ll start with a quick admission — I fell off my regular updates for a while, right as the market began shifting. And judging by how often I’m asked about it at the dog park, that timing probably wasn’t ideal.

If you’ve been wondering what the real estate market in Whatcom County is doing this winter, here’s the straightforward truth: the market has changed.

The Numbers Tell an Interesting Story

Looking at November data in Whatcom County gives us one of the clearest snapshots of where we stand:

The median sale price is $580,000, showing a modest 1.7% dip from last year. That’s not a dramatic shift, especially when you factor in that we are still dealing with relatively high rates.

Inventory, however, tells another story. There are currently about 1,220 homes for sale across the county, a 14% year-over-year increase. Buyers have more options than they’ve had in a long time, which is a welcome change after years of limited supply and competition.

Here’s the surprising part: 249 homes went pending in November — up 35% compared to last year.

So prices are holding steady, inventory is rising, and buyer activity is also rising. At first glance, that feels contradictory — but it actually makes perfect sense once you zoom out.

So What’s Really Going On?

Buyers are still in the market — they’re just moving differently.

Higher interest rates have caused buyers to slow down and become more selective. The pressure to “buy something now or miss out forever” is gone. Instead, buyers are making careful decisions, taking their time, and focusing on homes that truly fit their needs and budgets.

What does that mean for sellers?

It means homes that are priced realistically and presented well are still selling. Homes that are overpriced or poorly prepared tend to sit — and often end up reducing price later.

In today’s market, success isn’t about throwing a listing online and hoping for the best. It’s about strong presentation, accurate pricing, and a thoughtful launch strategy from day one.

The Shift from Summer to Winter

Over the last six months, we’ve moved from a fast, seller-dominated sprint into something closer to a balanced market.

Buyers now have space to breathe. Inspections and negotiations are back. Multiple-offer bidding wars are far less common. And quality matters more than ever — not every home automatically commands top dollar. The market now rewards preparation instead of speed.

What This Means for Sellers
